INTRODUCTION
STYLLENT DESIGNS is an independent professional practice specializing in planning, design and management of architectural, landscape and interior design projects. The practice is based in Mombasa, Kenya. The practice has considerable experience in handling a wide range of large and small projects for commercial and private clients in Mombasa and the region.
The firm has experience in design and supervision, contract management and cost control of, commercial, industrial, residential, landscaping and interior design projects. The practice with its skilled team of associate architects, technicians, designers, specialist consultants and support staff are able to offer comprehensive design services from the initial feasibility study through to the completed contract on all types of work. These range from small extensions of individual households to relatively sizable commercial and residential developments.
Alternately, the scope of the service may be tailored to suit a client’s specific needs. The practice is able to offer design and building consultation as an additional resource pool to existing client skills for both new and existing projects.
STYLLENT DESIGNS is fast gaining a reputation for innovative but practical designs, conscientious follow up and general satisfaction of clients’ requirements. A number of projects have been mentioned in leading Architecture and Construction Review magazines in Kenya. With the advent of environmental awareness, the practice has a good reputation of achieving energy conscious, livable design solutions.
STYLLENT DESIGNS has the ability to assemble a comprehensive design team comprising of engineers, interior designers, quantity surveyors, cost consultants and town planners to enable complete design(s) to suit a client’s singular needs. The practice has done projects for a number of Kenyan corporate and individual clients.

Even though, the assistant Designers’ principle duty is to ensure that this standards are met with each job to the satisfaction of the individual client.

The Principal architect is responsible for the implementation of this policy. Day to Day responsibility is Delegated to management and employees. And the Administration Manager is the custodian of

objectives which are to be applied.

Our proposed approach and work plan
Based on our understanding of the TOR, the services of the design team will be as Follows:-
Pre-Design Stage
- Briefing: – This will comprise of briefing by the Employer, mobilization, collection and review of existing data/documents. A detail schedule of accommodation will be availed by the client at this stage.
- Site Inventory and Investigations: – The consulting team will visit the site and inventorize important data such as size of space, topography, existing infrastructure, Number of envisaged users etc. Any available literature will also be reviewed.
On concluding this stage, an Inception Report will be presented to the client.
Design Stage
- Outline Proposal
As advised by the findings of stage 1 above, the consulting team will prepare an outline proposal consisting of small scale plans, elevations, section and/or visuals where appropriate and provide information sufficient to provide an approximation of the construction cost for the client’s preliminary approval. A full set of presentation drawings incorporating, architectural layouts, electrical mechanical layout and preliminary cost estimates will be presented to the client for comments.
Scheme Design
i. Taking into account amendments requested by the client at the outline proposals, the consulting team will develop a scheme design. The Architect, structural engineer & Electrical mechanical engineer will thus prepare sufficient information for a cost estimate. The scheme design will illustrate the size and character of the project in sufficient detail to enable the client to agree to the spatial arrangements, materials and appearance.
ii. The client in consultation with the team will review the feasibility of proposals vis a vis preliminary cost plans and client set budgets. In case of any discrepancies, the team will review construction alternatives to suit the set budgets and prepare a firmed up cost estimate incorporating firmed up architectural designs integrating engineering and services design for client comment and approval.
Production Drawings & Tender Documentation
(i) The team will develop fully the scheme design and obtain the client’s approval of the type of construction, quality of materials and standard of workmanship, co-ordinate any design work done by all consultants
(ii) The team will thus prepare production information including drawings, schedules and materials specifications sufficient for the quantity surveyor to provide bills of quantities.
(iii) The Qs and Electrical Mechanical Engineer will prepare Blank Bills of quantities, Priced Bills of Quantities and tender documentation ready for tender action
Tender documents: – A full set of Tender documentation including drawings, specifications, details, Bills of Quantities, will be handed to the Client.
Stage 3:-Construction Stage
This involves implementation of the recommendations in the Tender documents. Our services at this stage will involve contract administration and supervision of the works to completion.
Our fees
Our fees vary according to the nature of assignment and level of involvement. It is usually discussed at onset of the project after each party has enough time to peruse through the Terms of Reference (TOR)
